Percentage Commissions



Rule one percentage commissions are really two parts.


Real estate commissions have two parts. The first part goes to the listing agent. This is the real estate agent whose role it is to begin the legal paper work that starts the selling process and markets the property.

The second part goes to the real estate who finds the buyer for the property. And of course one agent can list the property and also find the buyer. This is called a dual agency. Then they would get both parts of the commission.

It is important to understand this aspect of percentage commissions because the two roles have different costs and incentives. Some properties cost next to nothing to market them, but others could cost many thousands of dollars to find the right buyer. Some properties take just a few hours of work to list and market, while others take weeks and a team of professionals to market.

Problem properties may have to offer a very high commission to the buyer’s agent to encourage them to do all the work necessary to close the deal. High commissions also inspire agents to beat the bushes to find buyers.
